We place all properties on our website immediately and this provides full time exposure with photos, full descriptions, and all other pertinent information. In addition to constant exposure on our website, we are networked with many other websites. These websites along with the descriptions below give our listings constant exposure.
Once a property is assigned to Oak Tree Realty the following services will be provided:
- Occupancy status is determined
- The property is secured and re-keyed
- Evictions are started if necessary
- Cash for Keys programs are initiated if prudent
- Termite inspections are ordered
- On-site visual inspection of property
- Determination of property maintenance, clean-up, and health & safety issues
- Contractor bids are obtained
- BPO’s are completed to meet client’s time frames
- Condition of property is documented with photos
- Property placed in countywide MLS same day as Listing Agreement is received
- Utilities and other required services will be started
- Property listed on statewide Realtor.com with photos
- Property included on www.sdotr.com with photos
- Property inspections done weekly
- Constant supervision of any repairs needed
- Advertising program implemented: Newspaper classifieds, websites, flyers, yard signs, mailings, etc.
- All contract negotiations and preparations of documents
- Verification of Buyer’s prequalification
- Monitoring of all Escrow and Title processes though closing
